CONSTRUCTION WARRANTY – YOUR CUSTOM HOME BUILDER'S COMMITMENT

THE CLASSIC MUSKOKA HOMES WARRANTY

Classic Muskoka Homes will back-up our construction services with a 5-year warranty on the quality of workmanship that we deliver in building your home, cottage, garage, or boathouse in Muskoka.

We will pass manufacturer warranties through to you on all products and systems that are installed under our construction contracts.

Our standard home construction tolerances exceed the requirements of the “Construction Performance Guidelines” published by the Tarion New Home Warranty Corporation.

We warrant that the home or cottage that we build for you will be 100% free of any “major structural defect”, as defined by the Ontario New Home Warranties Plan Act, for a minimum of 7 years from the date of Full Completion of your building project.

We have a track record of reliably performing adjustment and touch-up work at our own expense well beyond the end of our contract's warranty period.

COTTAGE WARRANTY COVERAGE IN ONTARIO

Cottages & seasonal homes are not covered by Ontario's new home warranty program.

Any warranty right that is to protect you when you undertake to build a cottage or seasonal home must be unambiguously defined within the construction drawings & specifications for your building project, or in the terms of your construction contract.

It is important for you to be aware of your rights and the limitations that may apply under the Tarion New Home Warranty Program.  To learn more, visit the Homeowner Learning Hub at:

NEW HOME WARRANTY COVERAGE IN ONTARIO

New homes built in Ontario include a warranty that stipulates a 1 to 2-year period within which the builder has responsibility for warranty service.  Whether a defect is covered for 1 year or 2 years from completion of construction depends on the nature of the defect.

Ontario's new home warranty program provides extended coverage for a 7-year period from construction completion, during which the Tarion Corporation warrants the home against “major structural defects” only.

The upper limit of coverage for defects under the Tarion new home warranty program is $300,000.

The Tarion New Home Warranty provides financial protection of up to $40,000 for payments that you make to a “contract home” builder for new home construction services.

Classic Muskoka Homes is a responsible and accountable manager of construction contract funds.

All payments that we receive under our construction contracts are held in trust (as a current liability) until they must be disbursed in payment to suppliers, sub-contractors and our payroll construction employees in proportion to the products and services that these parties have delivered to your building project (up to the date of invoice/payment.)
