A MUSKOKA CUSTOM COTTAGE RENOVATION

HEMLOCK SANCTUARY COTTAGE

Hemlock Sanctuary is a custom cottage renovation & garage building project that we completed in the Summer of 2016.

Classic Muskoka Homes prepared design drawings and a permit application for construction of the new garage and for renovation of the existing cottage on the property.

The construction phase began with site preparation & excavation, at which time it became clear that bedrock subgrade would encroach on the planned garage foundation.

We partnered with a Muskoka-based drilling & blasting contractor and an excavation contractor to remove the encroaching bedrock from the garage building site.

Foundation construction then began for the garage and for a proposed deck that was added to the existing cottage.

This cottage building project capitalized on significant unrealized opportunities in the existing building and this Muskoka property. The original cottage was a humble boxy design that connected to a flagstone walkway at the driveway via an unstable deck with flimsy aluminum railing. The framing phase of the cottage renovation added a gable roof above the entry door to indicate its location. A full new roof was installed and the exterior was prepared for installation of new vertical board and batten wood siding. Existing windows were trimmed in painted wood casing and integrated with the new siding. Cedar railings punctuated by heavy 6x6 newel posts give the cedar entry deck a substantial and formal look. Landscaping and garden plantings really bring this property together, following completion of construction work on the cottage. Carriage house style light fixtures fit well with the traditional feel of the board and batten cottage exterior on this build. A new garage was built to match the renovated cottage and will house the family boat during the off-season. The new garage is nestled into the site which was altered by bedrock drilling, blasting and excavating.

A gable roof feature was added to “celebrate the entry” to the existing cottage.

Windows, doors & siding were installed to the newly constructed garage.  Windows & doors in the existing cottage were integrated with the new board & batten siding applied to both the cottage and the garage.

A high-quality exterior siding stain was applied by hand-brushing for enhanced penetration & protection.  A durable exterior deck stain was applied to the new cedar deck.
