- Design Process: More time spent in design will produce a building of higher quality
- Minor Variance Application: Commonly a minimum 3 month delay (can be longer)
- Building Size & Complexity: Very large or complex projects take longer to build
- Location: Water-access & remote building sites will extend the construction schedule
- Skilled Labour Availability: Qualified labour & trade contractors are essential to project success
- Material & Product Availability: Pre-ordering will mitigate supply lead-time delays
- Winter Weather: Cold-weather concrete placement & load-restrictions on Municipal roads
FULL PROJECT SCHEDULE (INCLUDING DESIGN & CONSTRUCTION)
A project schedule that allows between 6 and 15 months will usually provide adequate time for all work to reach completion, including both design & construction.
Many factors can extend or reduce a building project's schedule. Some of the most common schedule impacts are caused by:
AVERAGE SCHEDULE FOR THE ARCHITECTURAL DESIGN PHASE
Approximately 3 to 9 months should be allocated for the architectural & structural design phase.
Long design schedules may be required for large home building projects that incorporate complex geometry & building systems or a highly-specified interior design. Extra design time is required to allow for multiple drawing revision cycles and a large number of design decisions.
The best architectural design service provider will document your project's architectural design comprehensively to ensure that the quality of finished construction matches your priorities and expectations.
Common architectural design processes include:
- Architect & Interior Designer
- Home Designer & Interior Decorator
- Stock House Plans

ALLOW TIME FOR INTERIOR DESIGN IN YOUR SCHEDULE
Hiring a qualified interior design consultant can deliver the ultimate in quality and character for your home by ensuring thoughtful consideration of every aspect of interior finishes, colour scheme, furniture arrangements, cabinetry, storage solutions, plumbing & lighting fixtures.
Add a schedule allowance of at least 2 months to your project to allow for the interior design process and product order lead times.

CONSTRUCTION COST ESTIMATING & CONTRACT PRICING SCHEDULE TIMELINE
With a complete set of construction documents in-place, building contractors can offer pricing for the work of building your home or cottage.
To secure a Fixed-Price Contract you should allow a minimum of 1 month for costing & contract formalization.
With a Fixed-Price Contract, you can minimize your risk of construction cost over-runs.
Contractors that operate with a Cost-plus-Markup Contract may be able to get work underway promptly upon conclusion of the design phase. This can sometimes be an advantage in terms of cost and schedule.
The downside is that you are not protected from construction cost over-runs.
Payments under a Costs-plus-Markup contract are based on reimbursement of actual labour time expended and costs incurred, plus an overhead mark-up percentage.

HOW TO GET THROUGH THE CONSTRUCTION SCHEDULE
The construction phase is the dirtiest, most chaotic and the longest phase of home building and renovation projects.
You should allow approximately 3 to 12 months for the construction phase. (More time will be required for very large, or very high-quality projects.)
For small renovations, completion within 3 months can be reasonable.
For extensive renovation work, and for new homes & cottages we recommend allowing a minimum of 6 to 9 months per $750,000 in construction contract value.
It is wise to add a contingency of 25% to 30% to the estimated schedule duration to allow for challenging weather conditions, unforeseen supply-chain problems & the possibility of labour-market shortages.

During site visits we were singularly impressed with the quality of the work Ben and his sub-contractors were carrying out, his professional setup at the site, and the attention given to the many details involved in the project.Oxtongue River
