With a complete set of construction documents in-place, building contractors can offer pricing for the work of building your home or cottage.

To secure a Fixed-Price Contract you should allow a minimum of 1 month for costing & contract formalization.

With a Fixed-Price Contract, you can minimize your risk of construction cost over-runs.

Contractors that operate with a Cost-plus-Markup Contract may be able to get work underway promptly upon conclusion of the design phase.  This can sometimes be an advantage in terms of cost and schedule.

The downside is that you are not protected from construction cost over-runs.

Payments under a Costs-plus-Markup contract are based on reimbursement of actual labour time expended and costs incurred, plus an overhead mark-up percentage.

HOW TO GET THROUGH THE CONSTRUCTION SCHEDULE

The construction phase is the dirtiest, most chaotic and the longest phase of home building and renovation projects.

You should allow approximately 3 to 12 months for the construction phase.  (More time will be required for very large, or very high-quality projects.)

For small renovations, completion within 3 months can be reasonable.

For extensive renovation work, and for new homes & cottages we recommend allowing a minimum of 6 to 9 months per $750,000 in construction contract value.

It is wise to add a contingency of 25% to 30% to the estimated schedule duration to allow for challenging weather conditions, unforeseen supply-chain problems & the possibility of labour-market shortages.
