COST RISK #3:  FAST-TRACK CONSTRUCTION SCHEDULES & SCHEDULE ACCELERATION

Where timely performance of construction work is a key priority, it is necessary to add a substantial premium to your home, cottage, garage, or boathouse construction budget.

This cost premium will allow for overtime wage rate premiums at 150% to 200% of standard hourly wage rates.

Reduced productivity must be expected when construction trades are required to work overtime hours or a longer than standard work week.

Interference or friction between building trade sub-contractors on a crowded construction site will also result in reduced productivity.

Factors causing reduced work productivity will cause a related increase in construction costs.

A cost premium is also necessary to cover the cost of increased project management & work coordination effort.

Classic Muskoka Homes is prepared to deliver your custom home or cottage building project on a water-access or remote construction site.

A Costs-plus-Markup construction contract will be offered that provides for reimbursement of direct project-related costs, plus business overhead mark-up.

Site accessibility, commuting travel-time, material & equipment delivery costs and work productivity rates for water-access building sites & remote rural properties are highly uncertain and difficult to predict.

A significant allowance for uncertainty must be included in construction schedule duration estimates for work on water access & remote building sites.

A Fixed-Price contract is not available.
